We recommend that you instruct a solicitor once you decide to put your house on the market this may save time once we have found a buyer that makes an acceptable offer. We can offer recommendations if required. When an offer is made we will present it to you in writing and represent your interest in obtaining the best possible price. We will define a timeline and proceed to exchange of contracts and completion. Once you accept an offer we will write to all parties confirming the agreed price and ask for your solicitors details. Throughout the latter stages we are the intermediaries between all parties. This is where sometimes problems may arise and at this point you will truly appreciate the skill and experience we can bring to the table.
Exchange of contracts occurs when preliminary enquiries following receipt of draft contracts have been answered, evidence of good title is obtained, buyers have applied for local search enquiries, the fixtures and fittings form has been completed and the buyers mortgage offer is issued. Once this is done both parties may sign the contracts. At this point you will be in a position to ‘exchange contracts’ and the deposit ( normally 10%) is transferred from the buyers solicitor to your solicitor. At this point a completion date is set by mutual agreement.
CONGRATULATIONS! Your property is now sold. You are ready for a new chapter in life. When you complete the residual monies (usually 90%) are transferred from the buyers account to your solicitors account. Once the money has cleared we will arrange a convenient time for the buyers to pick up the keys.
